Buying a Home in Mt Eden


As a place to live in, Mt Eden and the fringe areas of Sandringham and Balmoral are hotter than ever. Their rapidly rising values reflect that desirability.

Why are they so popular?  There are many reasons. As more and more parents invest in their children’s education, school zones put a premium on the area. With high decile primary schools like Maungawhau Primary and Mt Eden Normal together with Balmoral School  younger children’s education is covered together with three of New Zealand’s top high schools - Auckland Grammar School, Epsom Girls Grammar School and Mt Albert Grammar, a Co-ed school, parents are clamouring to get “in Zone”. Plus, there’s a host of great private schools nearby as well. 

Proximity to the CBD, access to the motorways and all the fantastic recreational city and waterfront amenities is also a big factor. With ever-increasing petrol prices and traffic congestion, those who can afford to - especially business professionals and upwardly mobile younger families – opt to live in these central areas that make life easier. Great transport facilities including trains and buses take you where you want to be in minutes. Many leave their cars at home and walk to the myriad of cafes, restaurants, movie theatres and sports clubs or even Eden Park to watch the All Blacks battle it out.

In these well-established leafy suburbs, there are mostly charming character homes, bungalows and villas on bigger sections offering enticing playgrounds for families with plenty of room for a trampoline or pool. More recently, a handful of upmarket low-rise apartments and terraced housing adds an easy-care, lock up and leave alternative accommodation for both empty-nesters and the younger crowd. 

But it’s not cheap. Entry level for the area is around $300,000 for a two bedroom apartment in Sandringham and the average sale price for a home in Mt Eden is now $1 million.
